Since our listing on the Tokyo Stock Exchange in July 2005, Kenedix Realty Investment Corporation (KRI) has played a pioneering role in the J-REIT market, utilizing the real estate and finance expertise of the staff at our sponsor company Kenedix, Inc. (previously Kennedy-Wilson Japan Co., Ltd.) and asset manager Kenedix REIT Management, Inc. (KRM) as well as the confidence they've earned among Japanese and overseas institutional investors and lenders to build a strong portfolio of quality properties with consistent growth in asset value and profits.
KRI reassessed its portfolio strategy in December 2006 to focus more on mid-sized office buildings in Tokyo. Contrary to many perceptions of Tokyo office buildings as being mainly headquarters of large corporations, more than 90% of offices in Tokyo hold fewer than 30 employees. Furthermore, such properties provide a more diversified tenant base compared to larger buildings, creating a more dynamic market with more opportunities for the savvy investor. The expertise of our specialized staff and the information resources shared throughout the Kenedix Group enable us to identify such opportunities. Through this core focus, we have also been able to consolidate our asset management, property management and leasing management based on an economy of scale at a cost below market prices without sacrificing service quality to tenants. This focus also fully utilizes our expertise in real estate asset management of mid-sized office properties to ensure maximum efficiency of funds and resources and consistently strong returns for our investors.
We look forward to a bright future as we take steps to identify superior acquisition opportunities and strengthen our portfolio by heightening tenant satisfaction as we march to our interim objective of 400 billion yen in total asset value and achieve recognition as the leader among J-REITs focused on mid-sized office buildings.
